Once a large deposit is secured from the home owner, he begins demolition of the project. David then hires unskilled sub-contractors to show work progression. The work executed by these subcontractors are often substandard and potentially hazardous, threatening homeowners’ safety and wellbeing as the work is not done to code. He then avoids compensating the sub-contractor, leading to incomplete projects as they leave due to unpaid wages and materials, and in many cases leaving the homeowner with mechanics leans for the owed amounts.

David will usually maintain communication with the homeowner until he believes no additional funds can be extracted. He often utilizes excuses related to family emergencies, attending events with his kids, health concerns, using his wife “cancer condition” as sympathy to delay and prolong the construction timeline. The damage inflicted upon the home frequently surpasses 2 to 3 times the initial quote in an attempt to put the homeowner under enough financial strain that they cannot afford to take legal action against him.

In order to circumvent legal recourse, David establishes fictitious LLCs, then upon accumulating significant lawsuits and debt, he files for corporate bankruptcy and closes the business entity. When judgments start impacting him personally, he opts for personal bankruptcy, with three known bankruptcy recorded filings since 2013.
